People type “is real estate investing halal” because conventional rentals sit on mortgages. Interest on that loan is riba. Buying property, or a share of property, with no mortgage and no outstanding loans is a different product than a leveraged rental, a mortgage REIT, or a hard-money note.
UK searchers say “halal property investment.” Gulf and U.S. searchers say “halal real estate investing.” The platforms that rank, Wahed, Yielders, Stake, plus guides from Islamic Finance Guru and Musaffa, repeat two phrases: no mortgage, and no outstanding loans / zero debt / 100% equity. Mortgage alone is incomplete. A second lien or other loan on the asset is still debt.
Some Lofty listings have loans. Some do not. The No Mortgage filter shows only listings with no mortgage and no outstanding loans.
Four questions to run on a listing:
Filter first, then open the listing.
On Lofty you buy membership interests in the LLC that holds one property. You are not lending to Lofty. Net rent is paid daily. If the property sells, you get your share of net proceeds. Vacancy can mean the rent line is zero. That is ownership economics, not a loan coupon.
Older Musaffa write-ups still describe fractional real estate as illiquid, with no secondary market. That matches a lot of crowdfunding. It does not match Lofty’s 24/7 exchange, where you list shares at a price you set.
You do not need to be a U.S. citizen. You are buying U.S. property, not a house in your city.
Open listings with no mortgage and no outstanding loans. Wahed sells a fund. Stake and Yielders sell regional property. If you want U.S. houses, buy shares for less than $50, and a live exchange, start with the filter.
