Launched March 29, 2024 – ULD provides 3-year loans at 13.5% interest (compounded monthly) to fund property expenses (repairs, taxes, insurance, DAO fees) when Operating Reserves are insufficient. Loans can be extended to a 4th year based on repayment performance.

Origination Fee criteria is based on a property-to-property basis. Mortgage loans counts towards prior loan count. Auto-tier advancement with outstanding EARLDAO or ULD loans.

Key Updates ( As of July 12th, 2026)

• New Terms on Product(s): The repayment obligations under this loan shall not be subordinated or superseded by any other loan(s) or encumbrances placed upon the DAO during the term of this Note. The Lender reserves the right to call the loan if the financial condition of the property or Borrower materially affects or reasonably calls into question its ability to maintain repayment obligations. Further reference to this provision can be found in Sections IV and VII of promissory notes, respectively
• ULD can originate Collateralized personal loans (up to 65% LTV & 80% Margin requirement & requires subsequent vote per borrower)
• $500 Bridge Loans to DAOs and Individuals (Collateralized) (No Govy Vote) 😉
• Newly originated loans will have minimum monthly payments of $100.00/ mo or Interest-Only, whichever is greater after 60 days.
