Property Updates

Update on 3/7/26: The property has been rented out to a new tenant after the last tenant broke their lease. The new tenant will move in on April 1, and the old tenant will cover the rent up until the end of March as per the contract since they broke their lease. The new rent is $1,595 per month starting in April.

Update for 2026 from the HOA company, the message from Mike Workman of the HOA company shown below shows the increase in HOA dues as well as the special assessment for the year 2026 that I mentioned in the Discord chat earlier. As of posting this on February 2, 2026, I have adjusted expenses up by $202.50 per month to cover the monthly special assessment payment of $186.45 per month plus the increase in HOA dues this year of $16.05. I put this $202.50 per month into "Utilities" as I wanted to keep it separate from the property management fees that are charged by my property manager, Invested Property Management.

Here is Mike's message:

Dear Raintree East Owners,

This notice serves as a reminder of the approved budget and special assessment payment structure for 2026. At the Budget Ratification & Special Assessment Meeting held on October 15, 2025, the membership voted to approve a special assessment totaling $805,443.90 for the community. This equates to $2,237.40 per unit for the year, or $186.45 per month.

The Board has elected to allow payment of the special assessment over a 12-month period.

2026 Monthly Assessment Breakdown:

Description Monthly Amount Description Monthly Amount Regular Monthly Dues $337.05 Special Assessment $186.45 Total Monthly Payment (Effective 1/1/2026) $523.50

Beginning January 1, 2026, your monthly payment to Raintree East HOA will be $523.50. Payments should continue to be made in accordance with the Association’s standard payment process and schedule.

The Increase in monthly dues is to support increasing operation costs and cover rising inflation. As a reminder, the purpose of the special assessment is to pay off the Due from Operating to Reserves and fully fund the recommended reserve contribution for 2026, per the Capital Reserve Study.

If you have any questions regarding the 2026 budget, your payment schedule, or options for submitting payment, please contact Management and we will be happy to assist.

Thank you for your continued support and partnership in caring for Raintree East.

Sincerely,

Mike Workman

Weststar Management Company on behalf of Raintree East Homeowner Association
