The property had storm damage on Jun 11th from a tree branch falling off a tree and knocking down old telephone/internet lines, breaking the pane on two windows, and stripping one panel of siding off the house.
Tenant also reported the kitchen sink leaking the same day.
PM visited the property on the 18th to assess the situation.
The siding could be nailed back onto the house as it wasn't damaged, just pulled out with the telephone line. AT&T removed the old lines since they were not in use.
The window panes might be able to be replaced but the windows in the house are extremely old. The tenant has boarded up the broken panes with cardboard in the meantime. Tenant mentioned that most of the windows in the house were nailed shut by previous PM during its vacancy prior to moving in and never unnailed the windows when they moved in and were afraid of damaging the windows by doing it themselves.
The sink faucet had a crack in the pipe causing the leak and needed replaced. The pipe connecting the sink basin drains together wasn't cuppled together and instead was "sealed" with plumbers putty so that was also leaking.
Replaced the faucet and cuppled the drain properly.
Work total came out to $141.37, which was taken out of the OR.
On July 2nd, the tenant reported that the tree in the yard that lost a branch during the storm in June dropped another large branch in the backyard last night that ripped out the power line. MidAmerican Energy is working on restoring power and replacing the pole today.
There wasn't a storm last night, so the branch simply fell off. Tenant reported that the tree has a few branches that look either dead or potentially coming off as well. Will be contacting Arbor Pros to come and check out the tree to see if maybe we could remove any at risk branches or if it's more likely we need to remove the tree to prevent more branches hitting the property.
