Property Updates

UpdateJul 2, 2026
  • In May the garage door broke and needed to have Titan Garage Doors come out and repair it.

  • He needed to replace all the rollers and tension cables, realign the track, test the springs, and align the door.

  • The total for the repair come to $584.82.

  • In June the tenant requested a working outdoor spigot. The old one was broken and fused to the pipe. We had Crawford Company come out to replace it.

  • The replacement required running new line through a crawlspace so the job took longer than expected.

  • While there, we discovered the sewer main had backed up and sewage had popped up through an old toilet line that was plugged in the basement.

  • Crawford Company had to come back out the following couple days to run a snake through the main. The clog was tree roots going through the pipe from one of the large trees on the property.

  • The clearing job required two guys because the cellar entrance is narrow and barely fit the equipment and there are no exterior entryways into the main line.

  • Following the snaking, I cleaned, power washed, and bleached the basement.

  • The jobs came out to costing a total of $710.87.

  • Photos and invoices are in the Dropbox for all of the maintenance issues.
