Joshua D'Ariano, the owner of M1 Homes LLC, is a dynamic entrepreneur, real estate investor, and environmental advocate based in Tiffin, Ohio. He oversees a decamillion-dollar real estate portfolio and owns a diverse group of businesses both in the United States and abroad, including a popular café, a demolition company, a massage parlor, a mental health practice, and a ginseng farm. Through this innovative approach, he has consistently generated 60%+ average annual returns for himself and his investment fund. Among his many philanthropic efforts, D'Ariano has planted over 20,000 trees and purchased 200 acres of land in the Pantanal — the world's largest tropical wetland — which he donated to be converted into a national park. His work consistently supports causes like rainforest conservation and hunger relief, reflecting a values-driven, impact-focused approach to business.
Rock Island, Illinois
Rock Island, Illinois offers a mix of neighborhood livability, local employment centers, and day-to-day amenities that support long-term housing demand. In May the garage door broke and needed to have Titan Garage Doors come out and repair it.
He needed to replace all the rollers and tension cables, realign the track, test the springs, and align the door.
The total for the repair come to $584.82.
In June the tenant requested a working outdoor spigot. The old one was broken and fused to the pipe. We had Crawford Company come out to replace it.
The replacement required running new line through a crawlspace so the job took longer than expected.
While there, we discovered the sewer main had backed up and sewage had popped up through an old toilet line that was plugged in the basement.
Crawford Company had to come back out the following couple days to run a snake through the main. The clog was tree roots going through the pipe from one of the large trees on the property.
The clearing job required two guys because the cellar entrance is narrow and barely fit the equipment and there are no exterior entryways into the main line.
Following the snaking, I cleaned, power washed, and bleached the basement.
The jobs came out to costing a total of $710.87.
Photos and invoices are in the Dropbox for all of the maintenance issues.
