The co-owner and property manager, Josh, provided the following update in this property's Discord channel.
Hi all — I was notified by the tenant that the water heater is rusted out and that the water supply pipe was leaking slightly. To prevent any flooding in the garage, the tenant shut off the water.
I got a few estimates and found the cheapest option available that can be completed today for $1,400. That includes a 50-gallon electric Rheem tank, all parts, and labor. The installer is also offering a 2-year labor warranty and the tank comes with a 6-year warranty.
Given the condition of the unit and the active leak risk, I approved the work to be done this morning.
